IMPORTANT — PLEASE READ CAREFULLY BEFORE USING THIS PLATFORM
These Terms and Conditions (‘Terms’) constitute a legally binding agreement between you and Rental Trust Ltd. By creating an account or using the Rental Trust platform in any way, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not use the platform. If you are a consumer (an individual acting outside the course of a business), additional rights apply to you under the Consumer Rights Act 2015 and the Consumer Contracts Regulations 2013, as described in these Terms.
In these Terms, the following definitions apply:

| "Platform" | The Rental Trust website, web application, mobile application, and all associated services and features. |
| "User", "you" | Any person or entity accessing or using the Platform, including Tenants, Landlords, and Agents. |
| "Tenant" | An individual who creates a Tenant Passport profile on the Platform. |
| "Landlord" | An individual or entity who registers on the Platform to search and access Tenant Passport profiles. |
| "Agent" | A letting agent or property management company who registers to access the Platform on behalf of or in addition to landlords. |
| "Tenant Passport" | The verified digital profile created by a Tenant on the Platform containing identity, employment, tenancy, and reference information. |
| "Profile Unlock" | A pay-per-access purchase enabling a Landlord or Agent to access the contact details and full profile of a specific Tenant. |
| "Subscription" | A recurring monthly plan providing a Landlord or Agent with a set number of Profile Unlocks per billing period. |
| "Consumer" | A User who is an individual acting wholly or mainly outside the course of a business, trade, or profession. |
| "Business User" | A User who is acting in the course of a business, trade, or profession. |
| "Verification" | The process by which Rental Trust reviews submitted documents and assigns a verification status to a Tenant Passport. |
Rental Trust Ltd is registered in England and Wales. We operate a digital platform that enables Tenants to create verified profiles and Landlords and Agents to access those profiles to assist in assessing tenancy suitability. Rental Trust is a technology intermediary only. We are not a letting agent, property manager, or landlord. We are not a party to any tenancy agreement.

By accessing or using the Platform you confirm that:
The Platform is intended for use in the United Kingdom only. We make no representation that the Platform is appropriate or available for use in other jurisdictions.
To access certain features of the Platform you must register for an account. When registering you must:
You are solely responsible for all activity that occurs under your account. Rental Trust is not liable for any loss or damage arising from your failure to maintain the confidentiality of your credentials.
We reserve the right to suspend or terminate accounts where we have reasonable grounds to believe that account security has been compromised, the account is being used fraudulently, or these Terms have been breached.
Rental Trust grants you a limited, non-exclusive, non-transferable, revocable licence to access and use the Platform solely for its intended purpose in accordance with these Terms.
You must not:
Breach of this clause may result in immediate account suspension or termination, and we reserve the right to report serious breaches to relevant authorities including the Information Commissioner’s Office and the Equality and Human Rights Commission.
Tenants who create a Tenant Passport profile agree to:
Tenants retain control over their profile at all times. You may update, amend, or delete your profile or any part of it at any time through your account settings. Deletion of your profile or removal of specific data fields takes effect immediately on the platform-facing display; underlying data is deleted in accordance with our Data Retention Policy.
Landlords and Agents who access the Platform agree that:
Non-Discrimination Requirement
Blanket policies such as ‘no DSS’, ‘no children’, ‘no foreigners’, or any equivalent restriction are unlawful under the Equality Act 2010 and the Renters’ Rights Act 2024 and are expressly prohibited on this Platform. Accounts found to be operating such policies may be immediately suspended and reported to the Equality and Human Rights Commission.
Rental Trust provides verification services to assist Landlords and Agents in assessing Tenant credibility. The following limitations apply and are material terms of these Terms:
These limitations are clearly disclosed to Tenants and Landlords alike and form a fundamental part of the basis on which the Platform is provided.
All payments are processed by Stripe Payments Europe Ltd. Rental Trust does not store your card number, CVV, or full payment details. By making a purchase you authorise us to charge your chosen payment method for the amount specified.
Pay-per-unlock purchases grant immediate access to a specific Tenant’s contact details and full profile. A purchase is fulfilled, and the digital content delivered, at the point at which access is granted.
Monthly subscription plans provide access to a set number of Profile Unlocks per billing period. The following terms apply:
Consumer Right to Cancel (Consumer Contracts Regulations 2013)
If you are a Consumer, you have a 14-day right to cancel from the date of purchase. However, by completing a pay-per-unlock purchase or activating a subscription, you expressly request that we begin providing the digital content immediately. You acknowledge that once access to digital content has been granted (in the case of a Profile Unlock) or once the subscription period has commenced and you have used any Unlock (in the case of a Subscription), you lose your right to cancel under the Consumer Contracts Regulations 2013. This does not affect your rights under clause 10 (Refunds) or your other statutory rights.
Nothing in this clause affects your statutory rights under UK consumer law.
Refunds on Profile Unlock purchases will not ordinarily be provided once access to the Tenant’s contact details has been granted. Refunds may be considered at our discretion where:
Where you cancel a Subscription:
Refund requests must be submitted within 14 days of the relevant purchase by emailing [email protected] with your account email address, date of purchase, and reason for the request. We will respond within 5 business days. All refund decisions will be made fairly and in accordance with this policy and applicable law. Where we decline a refund, we will give reasons. If you remain dissatisfied, you may contact your card provider or, if you are a Consumer, seek alternative dispute resolution.
We may update these Terms from time to time to reflect changes in our services, applicable law, or regulatory requirements. We will give you reasonable notice of material changes as follows:
Minor or non-material updates (such as clarifications, typographical corrections, or changes required urgently by law) may take effect immediately, and we will notify you promptly. The current version of these Terms is always available at www.rentaltrust.co.uk/terms-conditions and is identified by its version number and date.
All content on the Platform — including text, graphics, logos, images, software, and data — is owned by or licensed to Rental Trust Ltd and is protected by copyright, trade mark, and other intellectual property laws.
You may not reproduce, distribute, modify, transmit, or create derivative works from any Platform content without our prior written permission, except as permitted by law (including fair dealing for the purposes of research, private study, criticism, or review).
By uploading content to the Platform (including profile information, documents, and references), you grant Rental Trust a limited, non-exclusive licence to store, display, and process that content solely for the purpose of providing the services described in these Terms. You retain ownership of your content.
The Platform is provided ‘as is’ and ‘as available’. To the fullest extent permitted by law, Rental Trust makes no representations or warranties, express or implied, regarding:
Where you are a Consumer, nothing in this clause affects the implied terms as to satisfactory quality and fitness for purpose implied by the Consumer Rights Act 2015, which cannot be excluded.
Liability not excluded or limited
Nothing in these Terms excludes or limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; any liability that cannot be excluded or limited under English law; or any rights you have as a Consumer that cannot be waived by contract.
Subject to the above:
Rental Trust is not liable for letting decisions made by Landlords or Agents based on information obtained through the Platform. Landlords and Agents are solely responsible for their own due diligence and compliance with applicable law.
Business Users agree to indemnify, defend, and hold harmless Rental Trust Ltd, its directors, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in connection with:
This indemnity does not apply to Consumers.
The Platform may contain links to third-party websites or services. These are provided for convenience only. Rental Trust does not endorse, control, or accept responsibility for the content, privacy practices, or availability of any third-party site. Your use of third-party sites is at your own risk and subject to their own terms.
We reserve the right to suspend or terminate your access to the Platform where:
Where possible and appropriate, we will give you notice of the reason for suspension or termination and an opportunity to remedy the breach before we act, unless the breach is serious, involves discrimination or fraud, or urgent action is required.
If you are a Consumer, you have the right to close your account at any time. On closure, your data will be handled in accordance with our Privacy Policy and Data Retention Policy.
You may close your account at any time by contacting [email protected]. Closing your account does not entitle you to a refund except as provided in clause 10.
Rental Trust Ltd processes personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Our Privacy Policy, GDPR & Data Rights page, and Verification Process Policy set out in detail how we collect, use, store, and share your personal data and what your rights are.
By using the Platform, you acknowledge that you have read and understood our Privacy Policy, available at www.rentaltrust.co.uk/privacy-policy.
Landlords and Agents who access Tenant data through the Platform act as independent data controllers in respect of their own use of that data and are solely responsible for their own compliance with data protection legislation.
We use cookies and similar tracking technologies on the Platform. You can manage your cookie preferences through the cookie banner displayed on your first visit to the Platform, or through your browser settings. For full details see our Cookie Policy at www.rentaltrust.co.uk/cookie-policy.
The Platform is not intended for use by persons under the age of 18. We do not knowingly collect personal data from persons under 18. If we become aware that a user is under 18, we will take steps to delete their account and associated data.
If you have a complaint or dispute, please contact us first at [email protected]. We will aim to resolve your complaint within 10 business days.
If we are unable to resolve your complaint informally, and you are a Consumer, you may refer the dispute to an alternative dispute resolution (ADR) scheme. Details of applicable ADR schemes will be provided on request.
Nothing in this clause prevents either party from seeking urgent injunctive or other equitable relief from the courts.
These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) are governed by and construed in accordance with the law of England and Wales.
Where you are a Business User, you irrevocably submit to the exclusive jurisdiction of the courts of England and Wales.
Where you are a Consumer, you may bring proceedings in the courts of England and Wales, or in the courts of the country in which you are resident. We may bring proceedings against you only in the courts of the country in which you are resident.
Severability: If any provision of these Terms is found to be invalid, unlawful, or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable, or severed if modification is not possible. The remaining provisions shall continue in full force and effect.
Waiver: Failure by Rental Trust to enforce any provision of these Terms shall not constitute a waiver of our right to enforce that provision at a later date.
Entire Agreement: These Terms, together with our Privacy Policy, GDPR & Data Rights page, Verification Process Policy, Non-Discrimination Policy, Refund Policy, and Cookie Policy, constitute the entire agreement between you and Rental Trust in relation to your use of the Platform and supersede all prior agreements.
Assignment: You may not assign or transfer your rights or obligations under these Terms without our prior written consent. Rental Trust may assign its rights and obligations to a successor entity in connection with a merger, acquisition, or sale of assets, provided that the successor assumes all obligations under these Terms.
Force Majeure: Rental Trust shall not be liable for any failure or delay in performance resulting from circumstances beyond our reasonable control, including but not limited to acts of God, pandemic, government action, internet or telecommunications failure, or third-party service outages.
